Frequently Asked Questions

We are an affordable housing community. Affordable housing provides financial stability by offering high-quality homes at rents lower than market-rate apartments. Unlike subsidized housing, rents are not income-based or adjusted. Instead, rents for each unit type are set at a fixed rate based on local income guidelines.

1-Bedroom - $880
2-Bedroom - $1,060
3-Bedroom - $1,227

If you live alone, you can earn up to $36,780 per year. If your household has four people, the combined income must be $52,500 or less. Your entire household's income is counted, including wages, tips, child support, and other sources.

If you're unsure about your income or eligibility, our property manager can answer your questions and work with you to figure it out. Some exceptions or accommodations may apply to ensure fairness.

To qualify for affordable housing at Spruce Point, your total household income must be at or below 60% of the Area Median Income (AMI) for Tillamook County.?

Yes, housing vouchers are welcome. If your voucher covers part of the rent, you’ll need to pay the remaining amount. For example, if rent is $1,500 and your voucher covers $700, you’ll pay the remaining $800.

If you’re unsure how your voucher works or whether it can be used here, contact us, and our property manager will guide you through the process.

Water, sewage, and garbage are included in the rent. You'll need to pay for other utilities, such as electricity and internet.

Applications are reviewed in the order they are received. Here’s how the process works:

  1. Fill Out an Application: Provide details about your income, assets, and household members. Submit required documents like pay stubs, tax returns, and bank statements.

  2. Screening: We review your income, rental history, credit history, and criminal background to make sure you meet the requirements for tenancy.
